1. Feasibility
In this stage, we assess the needs and values of the client, site, and other design considerations. We gather information from the client about their requirements, budget, and timeline. This stage includes feasibility studies, site analysis along with preparation of preliminary designs and concepts which we would present to the client for feedback. The concept design includes sketches, floor plans, elevations, and 3D models in some instances.
2. Planning
In this stage, we would further develop and finalise the design, including more detailed drawings, material selection and basic specifications. This stage includes consultations with any other required consultants and then submission to the relevant planning authority for approval. We would manage this process for our clients and use our expertise to guide the project through the planning process.
3. Building Regulations
In this stage, we prepare construction documents, including detailed plans, sections, and elevations required for construction phase of the project. This stage includes site visits where applicable, construction and detailing finalization and coordination with contractors and any other specialist appointed consultants such as Structural Engineers.
4. Bidding and Negotiation
In this stage, we would assist our clients in obtaining bids from contractors and help select a contractor based on price, quality and reputation.
5. Construction Administration
In this stage, we would assist our client in administering the construction contracts and monitor construction progress to ensure the project is built according to the design intent and construction document. Whilst we wouldn’t generally offer ‘Project Management’ as a formal service, we are always here to assist until the project is complete.
6. Post-Occupancy Evaluation
In this stage, our client would invite us round for a well-deserved coffee and we would bring the cake! We always love to see the end result and welcome a post construction visit to evaluate the completed project and collect feedback from the client.
